Terms of Use and Stay

These Terms govern your use of the Cozihaus website and your submission of inquiries for Cozihaus properties.

Cozihaus is a hospitality brand operated by Extreme Latitude Inc.

Website inquiries are not reservations

Submitting an inquiry does not:

• Reserve dates
• Hold a property
• Guarantee availability
• Establish a rental agreement
• Require Cozihaus to accept the requested stay

A reservation exists only after Cozihaus has accepted the stay in writing and provided a reservation confirmation or other written agreement.

Availability displayed on the website is informational and may be delayed, incomplete, or subject to reservations made through other channels. Cozihaus will confirm availability before accepting a stay.

Accurate information

You agree to provide complete and accurate information when submitting an inquiry or making a reservation.

You may not submit false information, impersonate another person, interfere with the website, attempt unauthorized access, or use the website for unlawful or fraudulent purposes.

Eligibility

The person making a reservation must:

• Be at least 18 years old
• Have authority to act for all members of the guest party
• Accept responsibility for the reservation and the conduct of the guest party

Cozihaus may require the person making the reservation to meet a higher minimum age disclosed during the reservation process.

Rates, fees, and payment

Rates, taxes, deposits, fees, payment schedules, and any security-deposit requirements will be disclosed before a direct reservation is confirmed.

Unless expressly stated otherwise, website content and inquiry responses are not binding price quotations.

The terms contained in the written reservation confirmation control if they differ from general website descriptions.

Occupancy

Guests must comply with the occupancy limit for the reserved property:

• Cozihaus on Blodgett Lake: maximum of 4 guests
• Cozihaus in Spenard: maximum of 3 guests

Only registered guests may occupy or use the property unless Cozihaus approves otherwise in writing.

Property rules

Guests must follow the house rules provided for the reserved property, including rules concerning:

• Smoking and vaping
• Pets
• Quiet hours
• Parking
• Occupancy
• Visitors
• Property access
• Safety
• Fire, watercraft, outdoor equipment, and other amenities

Property-specific rules provided in the reservation confirmation or guest instructions form part of the stay agreement.

Property condition and guest responsibility

Guests must use the property, furnishings, equipment, and amenities responsibly.

The person making the reservation is responsible for:

• Damage caused by the guest party
• Excessive cleaning
• Missing property
• Unauthorized guests or animals
• Violations of house rules
• Costs arising from negligent, reckless, unlawful, or intentional conduct

Normal wear and tear is excluded.

Safety and Alaska conditions

Alaska travel and outdoor activities may involve changing weather, road conditions, wildlife, water, ice, snow, smoke, uneven terrain, and other natural hazards.

Guests are responsible for exercising reasonable judgment, following posted instructions, supervising children, using safety equipment, and evaluating whether an activity is appropriate for their abilities and current conditions.

Cozihaus does not guarantee weather, wildlife sightings, fishing results, road access, trail access, water conditions, or uninterrupted availability of outdoor activities.

Amenities and service interruptions

We make reasonable efforts to provide accurately described accommodations and amenities. Temporary interruptions may occur because of weather, utilities, internet service, maintenance, repairs, safety concerns, or circumstances outside our reasonable control.

Guests should promptly report material problems so that we have a reasonable opportunity to respond.

Third-party services and recommendations

Information about restaurants, attractions, transportation, tours, trails, events, and other third-party services is provided for convenience.

Cozihaus does not control third-party businesses and does not guarantee their hours, availability, safety, pricing, quality, road access, operating status, or services.

Cancellations and changes

Cancellations and reservation changes are governed by the Cozihaus Cancellation Policy and any property-specific terms included in the written reservation confirmation.

Website content

Website photographs, descriptions, maps, travel times, and recommendations are provided for general informational purposes.

Travel times are estimates and may vary because of weather, traffic, construction, road conditions, or other circumstances.

Website content may be corrected or updated without notice.

Intellectual property

The Cozihaus name, website design, written content, photography, graphics, and other original materials are owned by or licensed to Extreme Latitude Inc. and may not be reproduced, republished, or commercially used without permission.

Disclaimer

The website and its content are provided on an “as available” basis. To the extent permitted by law, Cozihaus does not warrant that the website will always be uninterrupted, error-free, or fully current.

Nothing in these Terms excludes rights or remedies that cannot lawfully be excluded.

Limitation of liability

To the extent permitted by law, Extreme Latitude Inc. and Cozihaus are not responsible for indirect, incidental, special, or consequential losses resulting from use of the website.

Liability relating to an accepted stay will be governed by the written reservation agreement and applicable law.

This provision does not limit liability that cannot legally be limited.

Governing law

These Terms are governed by the laws of the State of Alaska, without regard to conflict-of-law principles.

Any dispute that is not resolved informally will be handled in a court with proper jurisdiction in Alaska, unless applicable law requires otherwise.

Changes to these Terms

We may update these Terms as the website and booking process develop. The version in effect when a reservation is confirmed will apply to that reservation unless the written confirmation states otherwise.
